Detailed Description

Under the conditions of a new build property, HIU validations involve a series of checks, tests, and documentation to ascertain that the HIU has been correctly installed, commissioned, and operating securely and efficiently as part of a building’s heat network system. HIUs play key roles in communal or district heating systems where they transfer heat from a central plant to the various apartments or units.

Here’s what our HIU validation process covers:

Installation Checks

Ensure correct model/type of HIU is installed per design spec. Confirm correct pipework connections (flow rates/return, DHW/cold water in/out). 1. Electrical and control wiring properly installed and labeled. 2. Adequate access for future maintenance (HIUs shouldn't be boxed in).

Commissioning

Confirm air has been removed from system. Confirm desired low rates and temperatures (e.g. 55-60°C for DHW, space heating as per system design). Configure control settings (room thermostat, programmers, etc.). Functional testing of DHW and space heating performance. Calibration of heat meters if included.

Thermal Imaging / Flow rates Validation

Optional but used in some projects to confirm heat delivery is even and valves are operating correctly.

Heat Meter Validation (if fitted)

Ensures meter is logging data correctly (especially important for billing in tenant properties). Often needs to be MID-approved (Measuring Instruments Directive).

Insulation and Labeling

All pipework should be correctly insulated. Valves and pipework should be clearly labeled for identification.

Documentation

Cross reference Validation and Commissioning sheets to check if they are aligned . O&M (Operation and Maintenance) manual updated with HIU details. Manufacturer's certification (CE, WRAS approval, etc.).

Regulatory Compliance

Must meet Building Regulations Part L (conservation of fuel and power). Compliance with CIBSE and BESA guidelines for heat networks (e.g., HIU Performance Specification - BESA UK).
